Common questions

Is selling without a realtor legal in Canada?
Yes — 100% legal in every province. You have the right to sell your own home privately. A real estate lawyer or notary handles the legal paperwork at closing, which is required regardless of whether you use an agent.
How much money will I save?
The typical seller's agent commission is 2.5–3% of the sale price. On a $700,000 home that's $17,500–$21,000 saved. On a $1M home you save $25,000–$30,000. Our listing fee is a small flat fee — you keep everything else.
Do I still need to pay a buyer's agent?
That's your choice. Many FSBO sellers offer 2–2.5% to buyer agents to attract more offers. Others sell directly to buyers without any agents involved. We'll explain your options for your province when you list.
What if I get a bad offer or don't know how to negotiate?
That's exactly what our Offer Review Consultation is for. A licensed agent reviews your offer, explains the terms, and walks you through negotiating — for a flat fee, not a percentage of your sale.
Is my listing on MLS / Realtor.ca?
Your listing is on ownerlisted.ca with full search and exposure. MLS / Realtor.ca listing is available as a premium add-on in select provinces. Contact us to discuss options for your province.
What paperwork do I need?
This depends on your province — each has different disclosure requirements. When you create your listing, OwnerListed automatically shows you every requirement for your province and generates the relevant documents for you.
