Quebec — what you need to know

Every province has different FSBO requirements. OwnerListed handles all of this automatically when you list your Montreal property.

Required disclosures

  • Vendor's Declaration (Déclaration du vendeur) — mandatory for all residential sales
  • Pre-purchase inspection report disclosure — if you have one, you must disclose it
  • Co-ownership (condo) documents: syndicat financials, minutes, reserve fund
  • French language required on all contracts and advertising under the Charter of the French Language

Seller checklist

  • All contracts and documents must be in French (bilingual is acceptable)
  • Complete the Vendor's Declaration honestly — this is the Quebec equivalent of a disclosure statement
  • Order an updated Certificate of Location if yours is more than 10 years old (~$1,000–$1,500)
  • A Notary (not a lawyer) is required for the deed of sale in Quebec
  • Welcome Tax (Taxe de bienvenue) is paid by buyer — disclose it so buyers can budget
Tax note

Welcome Tax (Land Transfer Duties) paid by buyer. No provincial sales tax on resale homes. GST/QST apply to new construction.

Lawyer / Notary

Quebec requires a Notary (notaire) — not a lawyer — for the deed of sale. Budget ~$1,200–$2,000.

Montreal sellers must provide the Vendor's Declaration (Déclaration du vendeur) and an updated Certificate of Location. A Notary completes the deed of sale — budget ~$1,200–$2,000.
