British Columbia — what you need to know

Every province has different FSBO requirements. OwnerListed handles all of this automatically when you list your Vancouver property.

Required disclosures

  • Property Disclosure Statement (PDS) — mandatory for all residential sales
  • FINTRAC Individual Identification Information Record — required to verify buyer identity
  • Strata Property Act documents if selling a strata/condo unit (Form B, depreciation report, meeting minutes)
  • Foreign Sellers: Foreign Entity of BC form and SIN/ITN required for withholding tax clearance

Seller checklist

  • Order title search from BC Land Title & Survey Authority (LTSA)
  • Complete Property Disclosure Statement honestly — omissions create liability
  • Obtain strata documents if applicable (Form B costs ~$35 from strata manager)
  • Hire a Notary Public or Lawyer to handle conveyancing
  • Set aside PTT (Property Transfer Tax): 1% on first $200K, 2% up to $2M, 3% above

Property Transfer Tax (PTT) paid by buyer. GST applies to new/substantially renovated homes. Foreign buyer tax (20%) may apply in certain regions.

Lawyer / Notary

BC requires a Notary Public or Lawyer to complete the conveyance. Budget ~$1,200–$1,800.
